A Practical Approach to Home and Estate Security in Cape Town

Guidance only. Verify any statutory or insurer requirement against current official South African sources. CapeCore does not publish unverified legal claims.

Western Cape homes and estates are typically protected at the wall, the gate and the interior. Electric fencing, automated gates, CCTV and access control only work if the household will actually use them.

Applicable SANS standards

Electric fencing: SANS 10222-3 and energiser safety SANS 60335-2-76, with an electric fence system certificate from a registered person. Access: SANS 10222-2. Fire equipment in dwellings, where required, is read from SANS 10400-T, with extinguishers under SANS 1910, SANS 10105-1 and SANS 1475-1. Domestic smoke alarms and any designed detection sit with SANS 10139 where that standard is specified.

Questions homeowners often ask

Is wall-top fencing enough without cameras?

It is a layer, not a complete system. You still need a serviceable gate, lighting and a way to see who is at the opening.

Must I certificate the fence when I renovate?

Alteration and extension typically require a new electric fence system certificate. Confirm with the registered installer.

What fire kit should a family keep?

At least a suitable kitchen extinguisher, a fire blanket if you cook with oil, working smoke alarms, and a practised escape route. Confirm any SANS 10400-T duty for your occupancy.

General guidance for Cape Town and Western Cape homes and estates. Confirm the current SANS edition, municipal by-law and any insurer condition with a competent person before treating an answer as a legal duty on your property.
