Fire and Security Considerations for Warehouses and Factories

Guidance only. Verify any statutory or insurer requirement against current official South African sources. CapeCore does not publish unverified legal claims.

A warehouse is not an office with a bigger floor. Yards, loading, racking, plant and offices present different fire loads and camera distances.

Applicable SANS standards

Occupancy-driven fire protection is in SANS 10400-T. Detection follows SANS 10139. Equipment follows SANS 1910, SANS 10105 and SANS 1475. Sprinklers, where required, follow SANS 10287. Dangerous-goods warehousing may add SANS 10263. Perimeter electric fencing remains SANS 10222-3.

Questions homeowners often ask

We are a small workshop at home — does this apply?

A domestic garage used as a workshop can change fire load and occupancy. Do not assume dwelling rules still apply. Have the use confirmed.

Who inspects extinguishers on a factory?

Monthly site control by the responsible person (SANS 10105-1) plus SANS 1475 reconditioning by a registered organisation.

General guidance for Cape Town and Western Cape homes and estates. Confirm the current SANS edition, municipal by-law and any insurer condition with a competent person before treating an answer as a legal duty on your property.
